Closing well is cheaper than opening badly. Do this before the first hard freeze — usually late September to mid-October depending on latitude.
Plumbing (do this first)
- Shut off the water pump and drain the system
- Open every tap (hot + cold) and let lines drain
- Flush all toilets; add RV antifreeze to bowls and tanks
- Pour antifreeze into every sink, shower, and floor drain trap
- Drain hot water tank
- Blow lines with compressed air if the layout has low points
Dock + boat
- Pull dock sections; stack above high-water line
- Winterize boat: fog engine, drain water, disconnect battery
- Shrink-wrap or cover boat and personal watercraft
- Store life jackets indoors (mice love them)
Utilities
- Turn off main breaker (leave fridge on if you keep one running)
- Close propane tank valve; disconnect BBQ tank
- Unplug electronics; leave fridge propped open if unplugged
- Notify insurance if property is unoccupied for 30+ days
Pest-proofing interior
- Remove all food — including pantry items in cardboard
- Store bedding + linens in sealed bins
- Set mouse traps in known entry areas
- Leave cupboards + drawers slightly open
- Steel-wool any gaps around pipes and wiring
- Cover chimney + roof vents with wildlife screens
Exterior lockup
- Clear eavestroughs of leaves
- Store patio furniture, umbrellas, and BBQ
- Turn off exterior taps + insulate spigots
- Lock all windows and doors; close blinds
- Take photos of the property in closed condition
Practical tips
- Do plumbing on a warm day — antifreeze pours easier and traps drain faster.
- Leave a note inside the door with the closing date and utility shut-off status.
- Ask a neighbour to walk the property once a month; leave your contact info.
